Better Terms

Here are some things you may want to consider when determining which of our loan products would best fit your needs and help you meet your investment goals.
Loan to value is the ratio of a loan compared to the value of the property. The lower the loan amount requested in comparison to the value of the property, the better your interest rate will most likely be.
Putting more cash down when purchasing a property will lower the lender’s risk and therefore allow for a lower interest rate.
Borrowers that have experience purchasing and rehabbing properties will qualify for a lower rate. We typically look at rehab projects completed in the past 36 months when evaluating borrower experience.
In most cases, you will qualify for a better rate if your credit score is higher. Also, carrying low balances on revolving accounts like credit cards and making payments on time over a longer period can improve your credit score and lower your rate.
Purchasing a single-family home in comparison to a multi-family home in most cases will allow for a lower interest rate.
Projects that have rehab budgets that are less than 50% (typically requires cosmetic work only) of the subject property current value will allow for better terms vs. projects that are greater than 50% of the “as is” value, and require square foot expansion, a change in the floor plans, or a change in property type.
